How do I apply for a Habitat home?
The first step is to fill out an application. You can click the link above to download a copy or give us a call at 641.828.8844 to receive a hard copy in the mail. You can also pick one up at our office at 2004 Hempstead Drive in Pella, IA.
What do I need to submit with the application?
In order to process your application, we need to verify your income. We’ll need three months of pay stubs and bank statements, as well as proof of any other income like social security, disability, or child support.
When will I find out if I've been selected?
Our family selection committee meets sometime in the summer to select families for the next builds. If you apply at other times of the year, we’ll hold on to your application until the next round of selection. Feel free to reach out to find out where we are in the process.
How do you pick a family for a Habitat house?
The family selection committee first determines which applicants qualify financially. We target families between 50% and 80% of area median income, per the FY2025 HUD guidelines below.
Once financially qualified, the committee checks your credit and completes a home visit. The final determination is made by scoring each applicant based on categories such as housing need and ability to pay.

What are the requirements to purchase a home?
A successful Habitat homeowner needs to complete a homeownership class through HOME Inc., complete 200-250 hours in sweat equity, and save a down payment of 1% of the home value plus some closing costs.
What is "Sweat Equity"?
Sweat equity is an opportunity for families to help build their home alongside volunteers and play an active part in making their dream of owning a home a reality. It can look like painting or cleaning at your future home, or volunteering at a local nonprofit. Households with one adult are required to complete 200 hours of sweat equity and households of two adults ar required to complete 250 hours.
Do I get a say in how it looks?
We provide homebuyers with a limited selection of cosmetic finishes for things like siding color, flooring materials, and interior paint colors.
House features like room size, room location, wall placement, and kitchen arrangement are predetermined by the house plan being built. It is often an option to finish additional bedrooms in the basement when family size requires it.
How can you be sure the mortgage is affordable?
Every Habitat homebuyer purchases their home with a mortgage. That means the new homeowner will pay off their home with monthly payments over the course of the loan, very similarly to buying on the open market.
But the biggest benefit to a Habitat mortgage is you pay a very low (often zero percent) interest rate! And no monthly mortgage payment (including taxes and insurance) will ever be more than 30% of the homeowner’s monthly income at the time of closing.
Can I apply more than once?
Yes, we welcome you to reapply, especially if your income and other circumstances have changed.
Can I qualify if I have bad or no credit?
There is no minimum credit score to qualify for a Habitat home. However, the criteria takes into account the amount of debt compared to income, the amount of past due debt, and other credit factors.

Critical Home Repair
Marion County homeowners in need of a major repair may find the help they need through Habitat for Humanity’s Critical Home Repair program. Low- and moderate-income homeowners can apply to complete repairs such as:
- Roofs and siding
- Furnaces and water heaters
- Windows and doors
- Accessibility issues such as ramps and bathroom modifications

Critical Home Repair FAQs
What is the income limit to qualify?
For families of 1 and 2, the maximum income is $77,200. For families of 3-6, the maximum income is $88,780. We do give priority to families with lower incomes.
Will I need to pay for the repairs?
Homeowners pay a small fee, based on the cost of the repair, but it will not exceed $200. We also put a “Consensual Lien” on your home for 10 years, so if you sell your home before that time, you will need to pay back a part of the repair from the proceeds of the sale.

Who does the repairs?
Once you’re approved, our construction manager will complete a site visit to get an understanding of what the home needs. When a home repair requires specialized knowledge, such as electrical or plumbing, we call in expert partners to help complete the repairs.
If I’m approved, how long does it take to complete the repair?
Due to an abundance of requests and limited funding, we cannot guarantee that we can complete the repair in a short time. We keep a waitlist based on when the application was received and complete projects in that order, giving priority to emergency projects. If annual funding expires before the repair is complete, we will make a plan to restart work when funding re-ups, usually in February.
Where do you get your funding for this program?
This program is supported in large part by a grant from the Central Iowa Housing Trust Fund. Other donors include the Pella Community Foundation, Marion County Community Foundation, and the cities of Knoxville and Pleasantville.
How much can my home be worth to qualify?
In order to qualify for Critical Home Repair, the applicants’ assessed home value must be no more than $250,000, per the Marion County Assessor’s website.
Do I qualify if I’m renting my home?
No, only owner-occupied properties qualify for this program.
